DEVELOPERS POLICIES

Developer's Policy:

SKYE Condominiums policy of continual attention to design and construction requires that all prices, specifications, manufacturers, features, plans and materials are subject to change without notice. Room dimensions are approximate and vary depending on residence selected. Depicted floor plans and architectural renderings are only an artist's impression.

Oral representations cannot be relied upon as correctly stating the representations of the seller. For correct representations, reference should be made to the contract and public offering statement required by section 47C-4-102 of the North Carolina general statutes.

Stated unit areas and dimensions are measured to the exterior boundaries of the exterior walls, or walls bordering on common elements, and the centerline of interior demising walls, and in fact vary from the dimensions that would be determined by using the description and definition of the "unit" set forth in the Declaration (which generally only includes the interior airspace between the perimeter walls and excludes interior structural components and as such would result in a smaller measurement). All dimensions are approximate, and all floor plans and development plans are subject to change without notice. Balconies may vary according to floors.

Cooperating Brokers Policy:

SKYE Condominiums welcomes and encourages the participation of the North Carolina real estate brokerage community. We recognize the residential brokerage industry's professionalism and its role in assisting us in exceeding the expectations of our customers and our goal of developing an outstanding community.

A separate brokerage agreement which documents the entire agreement will be executed by the parties.

Deposit Policy:

As is standard in the housing industry, as well as required by contract law and a requirement of lenders, SKYE Condominiums requires that all condo purchase agreements will be accompanied by a deposit of no less than 5% of the total purchase price which will be placed into a non-interest bearing escrow account upon execution of the purchase agreement. In addition, all optional upgrades will be paid in full upon execution of the purchase agreement.
